Lifetime mortgages in Swaffham

As a member of the ERC, this means I uphold the high standards that the council has set for its products and services. Many older people find themselves short of money in their retirement years and think the only option is to downsize. This is not always the case or something that you wish to do.

One of the most popular ways to raise money is through equity release, but you must obtain the best advice. Why choose me? I am an independent equity release adviser with access to the whole of the equity release market.

I also have access to other financial products, including retirement interest-only mortgages and residential mortgages. I can offer a free initial consultation in the comfort of your home or another convenient location. All equity release money is tax-free and can be used to pay for a holiday, home improvements, or to help family members.

All products I recommend include a no negative equity guarantee, which means that you will never owe more than the value of your property. For information about equity release or to discuss your circumstances, please call me on 07768 972861.

  • To pay off existing debts or a residential mortgage
  • To fund home improvements or adapt your home so you can continue living there
  • To add to your retirement income for day-to-day living costs
  • To help children or grandchildren with a 'living inheritance', usually used for housing costs to pay for a wedding or education
  • To go on holiday or travel more
  • To fund care at home or private medical bills

The historic market town of Swaffham: Why releasing equity could make sense

Increasingly homeowners over the age of 55 are using equity release to help fund their later years.

If you invested in your property in Swaffham some time ago, its price would have risen considerably over the years. Swaffham is a historic market town between Great Yarmouth and King’s Lynn. Historically, it was home to a successful wool trade.

Homeowners there can enjoy a busy High Street with a mixture of independent and chain shops and excellent schools. Popular areas include The Campingland and a new development called Swan’s Nest. Land Registry figures for July 2026 put the average home across Breckland, the district Swaffham sits in, at £269,000.

Detached houses averaged £367,000, semi-detached homes £240,000 and terraced homes £193,000. Prices were close to level with a year earlier.

Lifetime Mortgages and other equity release mortgages in Swaffham or Marham

I can advise clients in Swaffham or Marham regarding equity release mortgages.

This option is available to people in retirement who own their property but would like to improve their financial situation. There are several types of equity release products, all of which have different features and a number of benefits and disadvantages. My regulated, independent equity release advice includes discussing my clients’ individual circumstances and advising whether I believe equity release would be beneficial and appropriate.

Equity release is not always the right choice for everyone. However, if equity release could be an option for you, I can research the market to recommend what I consider to be the most suitable option based on your aims and circumstances. There are two types of equity release products: Home Reversion Plans and Lifetime Mortgages. I advise on lifetime mortgages only, though I will always explain how the two differ.

Lifetime Mortgages are vastly more popular. These are a type of equity release mortgage secured against your home to give you a tax-free cash sum or smaller amounts that you can take as and when required. There are many benefits to Lifetime Mortgages: You can release tax-free money to spend when you need it to spend as you wish.

People choose equity release for different reasons, including to top up retirement income, help family members or use it for home improvements. There are no monthly repayments. Unlike a traditional mortgage, you do not have to repay the loan until you die or move permanently into long-term care.

The interest on Lifetime Mortgages is compounded or rolled up over time. You can continue to live in your home and have full ownership. You still may be able to move subject to your new property being acceptable to the lender.

You can still leave an inheritance. Some products allow you to protect a proportion of the value of your home for your beneficiaries. All products have a no negative equity guarantee, so regardless of the price of your house and how its value might fluctuate, you will never pay more than the value of your home.

You can pay off the interest or make small repayments to reduce the size of the loan. For more information and common questions, please see my FAQs. Book an equity release consultation with Jeremy.
